Trong bối cảnh biến đổi khí hậu và mối quan tâm của cộng đồng về môi trường, sức khỏe tăng cao, các bất động sản xanh sẽ có ưu thế cạnh tranh trước nhóm dự án truyền thống.
Lợi thế của bất động sản được xây dựng và vận hành xanh
Theo báo cáo công bố vào ngày 9/6 của Cơ quan Biến đổi Khí hậu thuộc Liên minh châu Âu, mùa hè năm 2024 được ghi nhận là mùa hè nóng nhất kể từ năm 1940. Bộ Tài nguyên và Môi trường chỉ ra rằng sự gia tăng nhiệt độ, các đợt nắng nóng kéo dài, ô nhiễm không khí cùng với các hiện tượng khí hậu cực đoan khác đã gây ra những tác động tiêu cực đến sức khỏe con người. Khi nhiệt độ trung bình tăng thêm 1°C, tỷ lệ nhập viện ở trẻ em dưới 5 tuổi do các bệnh nhiễm khuẩn hô hấp tăng lên 3,8%. Biến đổi khí hậu cũng tạo điều kiện thuận lợi cho sự phát triển của các vector truyền bệnh, từ đó làm tăng khả năng bùng phát và lây lan của các dịch bệnh.

Trước thực trạng này, Chính phủ và doanh nghiệp các nước, trong đó có Việt Nam, ngày càng chú trọng đến phát triển vền vững. Tại Hội nghị Thượng đỉnh về Biến đổi Khí hậu lần thứ 26, Thủ tướng Phạm Minh Chính cam kết đưa mức phát thải ròng của Việt Nam về 0 vào năm 2050, cùng với 167 quốc gia khác. Cam kết này đã tạo động lực mạnh mẽ thúc đẩy xu hướng phát triển bền vững trên nhiều lĩnh vực, trong đó có bất động sản.
Dù khởi động muộn hơn các nước trong khu vực, Việt Nam đã đạt được những tiến bộ đáng ghi nhận. Theo Hội đồng Công trình xanh Việt Nam (VGBC), đến cuối năm 2019, số lượng công trình xanh tại Việt Nam chỉ bằng 1/3 Thái Lan và 1/15 Singapore, với 70 dự án. Trên thực tế, trong những năm gần đây, số lượng dự án xanh tại Việt Nam đã tăng đáng kể. Thống kê của Bộ Xây dựng cho thấy có hơn 400 dự án xanh được ghi nhận tính đến năm 2024. Con số này đã vượt xa mục tiêu ban đầu là 80 dự án tới năm 2025, thể hiện nỗ lực của toàn ngành bất động sản.
Để được công nhận là công trình xanh, ngoài đáp ứng các tiêu chí bền vững về xây dựng thiết kế, vật liệu thi công, các dự án cần phải đáp ứng hiệu suất môi trường, vận hành tiết kiệm năng lượng.
Việc nắm bắt xu hướng và chuyển đổi xanh sẽ giúp các chủ đầu tư có lợi thế trong việc thu hút và giữ chân khách hàng, đạt tỷ lệ lấp đầy nhanh hơn và có thể chào bán, cho thuê với mức chi phí tốt hơn. Bởi các dự án xanh không chỉ phục vụ mục tiêu chung của toàn cầu và Chính phủ về phát triển bền vững, bảo vệ môi trường, mà còn phục vụ nhu cầu thực tế của người dân. Sau đại dịch Covid-19, người dân ngày càng quan tâm đến việc chăm sóc sức khỏe, môi trường sống và làm việc, cùng các yếu tố bền vững. Chưa kể, mặc dù chi phí đầu tư xây dựng ban đầu cho các công trình xanh có thể cao hơn so với loại dự án truyền thống, việc vận hành bền vững mang lại hiệu quả hoạt động tốt hơn và tiết kiệm hơn, đặc biệt trong việc giảm chi phí năng lượng tiêu thụ.
Những yếu tố quan trọng trong vận hành dự án xanh
Để đạt được mục tiêu phát triển bền vững xuyên suốt quá trình dự án đi vào hoạt động, chủ đầu tư, ban quản lý và cư dân cần phối hợp chặt chẽ cùng thực hiện các giải pháp xây dựng và quản lý theo tiêu chuẩn xanh.
Phía chủ đầu tư cùng đơn vị quản lý cần có các phương án vận hành tiết kiệm năng lượng, theo sát các tiêu chí vận hành xanh dựa trên các tiểu chuẩn của những chứng nhận uy tín. Hiện nay có bốn loại chứng nhận công trình xanh phổ biến, gồm LEED, EDGE, WELL Building Standard và LOTUS. Những chứng chỉ quy định các giải pháp vận hành thực tiễn những dự án xanh, tập trung vào hiệu quả năng lượng, bảo vệ nguồn nước, cải thiện chất lượng không khí và đảm bảo sức khỏe, sự an toàn cho người sử dụng.
Tối ưu hóa điện năng và lượng nước tiêu thụ sẽ giúp tiết kiệm chi phí vận hành, đảm bảo tính bền vững cho dự án. Theo kinh nghiệm quản lý và vận hành các dự án xanh của Savills, đèn hiệu suất thấp được thay thế bằng các loại đèn LED, bóng phản quang và halogen có tuổi thọ cao, đảm bảo mức tiêu thụ dưới 20 watt/m². Hệ thống điều hòa không khí cũng được tối ưu. “Chỉ cần điều chỉnh tăng hoặc giảm 1°C tại khu vực chung có thể giúp tiết kiệm đến 10% năng lượng dùng cho việc làm mát hoặc sưởi ấm tòa nhà”, ông Duy nói thêm.
Quản lý nước được triển khai qua nhiều biện pháp tiết kiệm, như điều chỉnh lưu lượng nước tại các vòi xuống khoảng 3,5 lít/phút và tối ưu hóa mức xả bồn cầu ở 4,5 lít/lần, sử dụng hệ thống tái sử dụng nguồn nước thiên nhiên như nước mưa… Theo dữ liệu từ Savills, các giải pháp tối ưu nguồn nước đã giúp các dự án văn phòng tiết kiệm 17% lượng nước tiêu thụ trên mỗi mét vuông diện tích sử dụng. Đối với các dự án nhà ở, con số này đạt mức giảm 3%, góp phần nâng cao hiệu quả sử dụng tài nguyên nước trong quản lý bất động sản.
Cùng với các yếu tố điện và nước, chất lượng không khí bên trong tòa nhà được đặc biệt chú trọng. Dự án trang bị hệ thống quạt thông gió cung cấp không khí tươi cùng với bộ lọc không khí được sử dụng để giảm thiểu bụi thô. Hiện nay, chất lượng không khí tại các thành phố lớn, đặc biệt là Hà Nội, đang liên tục rơi vào tình trạng đáng báo động. Chỉ số chất lượng không khí thường xuyên ở mức kém và nồng độ bụi mịn cao hơn gần gấp hai lần mức tiêu chuẩn. Việc các dự án được trang bị hệ thống lọc không khí tốt đáp ứng được tiêu chuẩn xanh và góp phần bảo vệ sức khỏe của người dân.
Bên cạnh những yếu tố cơ bản trên, công tác quản lý vận hành một dự án xanh còn cần chú trọng đến nhiều khía cạnh khác như tối ưu hóa vận hành hệ thống kỹ thuật thông qua đánh giá và điều chỉnh thông số hoạt động, xây dựng kế hoạch bảo trì, bảo dưỡng hợp lý, áp dụng các hệ thống quản lý năng lượng, phần mềm, cải thiện cách nhiệt cách âm… Việc vận hành dự án xanh là quá trình bền bỉ, liên tục, có kế hoạch, phương pháp hợp lý theo các tiêu chuẩn, chứng chỉ uy tín.
Về phía khách thuê, cư dân, đây là nhóm chủ yếu sử dụng dịch vụ tiện ích và tiêu thụ năng lượng chính tại các tòa nhà. Do đó chủ đầu tư cũng cần khuyến khích đối tượng này tham gia vào chiến lược xanh dài hạn, hướng tới ESG như: hạn chế sử dụng rác thải nhựa, phân loại rác thải tại nguồn… Ví dụ, ban quản lý có thể triển khai nhiều phương thức truyền thông trực tiếp, như biểu ngữ hay bảng tin hàng tuần, hoặc trực tuyến thông qua ứng dụng thông minh. Từ đó, khách thuê sẽ dần hiểu được trách nhiệm của bản thân và sẵn sàng phối hợp với tòa nhà để chung tay hành động vì một môi trường bền vững.
